Landowner FAQs
Land is more valuable with planning permission and is developed for housing. We work with you to maximise the value of your land by getting planning permission to build houses and selling the land to a developer.
An option agreement allows us to secure the exclusive rights to apply for planning permission on your land for an agreed period.
If we successfully obtain planning consent, we purchase the land at a pre-agreed price (based on market value).
If planning is not achieved, the agreement falls away and you retain ownership of your land.
There is no cost, at any stage of the process to you as the landowner. Planning fees, legal fees, architect fees etc. are all covered by us.
With our business partners we have 25 years of tried and tested experience in property, land and development and through this journey we have spent finding and tweaking the most high yielding and lowest risk strategies.
There are no risks to you as the landowner. If we fail to get planning on your land or there are other issues with planning we bear the full cost and potential delays. You retain your land as before.
Planning and development is not a quick process. It can take from 12-18 months from our initial conversations until planning is fully approved.
No, you retain ownership of your land until the option agreement is exercised and you get the agreed purchase amount. Everything is completed through experienced land and property solicitors.
Its hard to give an exact uplift multiplier but we will work with you to explain everything and how much you can expect to get based on local property prices, development costs etc. We operate a completely transparent process for valuations based on market conditions.
